First Time Home Buyers Down Payment Assistance Loans for Market-Rate Units


The First Time Homebuyer Loan Program provides down payment assistance to households at or below moderate income who are purchasing a home in Emeryville. Learn more online.

Homebuyer Education Workshop

Attending a workshop on the home buying process is recommended. If your application is approved for either the purchase of a BMR unit or for a down payment assistance loan on a market rate unit, this will be a requirement. The City does not offer these courses directly, however there are many local organizations that do. To meet the homebuyer program requirement, the City will accept any HUD-approved 8-hour course completed up to six-months prior to close of escrow. Mortgage Credit Certificate (MCC) Program


Alameda County Housing and Community Development Department (HCD) runs the Mortgage Credit Certificate (MCC) Program throughout the County. A MCC provides the income eligible first-time home buyer with an opportunity to reduce the amount of federal income tax they owe each year they own and live in their home. The MCC assists a family in qualifying for a higher first mortgage, with no effect on monthly expenses. Learn more online.
